Owner - Services



  • Marketing property through APS website, print medium (newspapers & magazines), and brochures (direct mail and display copies)
  • Inspecting property pre and post tenancy
  • Inventory list and picture record
  • Process documents (rental agreements, payments)
  • Interface directly with tenant for documents, payments, keys and other issues/concerns
  • Collect and distribute rents
  • Full financial statement each month


Fees:

  • Short Term Rentals (less than 1 month) Management fee is 20% of gross rentals collected in the month, plus IVA
  • Long Term Rentals (more than 1 month) management fee is 10% of gross rental, plus IVA, due and payable monthly.


Additional Services Offered by APS:

  • House visit - this service is provided to owners when a unit is vacant. This service provides peace of mind that your investment is secure and ready to use.  Included in this service are:
- Eight visits per month (two per week)
- Check city services are connected and functioning.
- Turn on/off water to check plumbing and water services
- Ensure home and property are in good condition
- Check for mail, city services, bills and receipts
- Weekly report

  • Cleaning service
  • Airport pick up and drop off
  • Gardening services
  • Grocery shopping
  • Assistance setting up accounts with phone company, electrical, internet
  • Assistance getting your Mexican Drivers License
  • Assistance  setting up bank accounts in La Paz
  • Payment of annual property taxes and fideicomiso fee
  • Payment of utilities
  • Payment of association dues
  • Payment of all property rental taxes to be in good standing with Hacienda (IRS)
